Understanding Temporary Buydowns: A Mortgage Strategy for Lower Initial Payments

    March 17, 2025
    Omar Michel

    Last reviewed: September 20, 2026

A temporary buydown is a mortgage financing strategy where the interest rate is reduced for the first few years of the loan, making initial payments more affordable. The difference between the reduced rate and the actual note rate is covered upfront—typically by the seller, builder, or lender—as a concession.

This can be a powerful tool for easing borrowers into their mortgage payments, especially in high-rate environments.

    🔍 How It Works

    • The borrower qualifies based on the full note rate.
    • A lump sum (the "buydown subsidy") is paid at closing to cover the interest difference.
    • After the buydown period ends, the interest rate reverts to the full note rate for the remainder of the loan term.

    📊 Common Temporary Buydown Structures

    2-1 Buydown

    • Year 1: Interest rate is 2% lower than the note rate.
    • Year 2: Interest rate is 1% lower.
    • Year 3 onward: Full note rate applies.

    Example:

    • Note rate: 7.00%
    • Year 1: 5.00%
    • Year 2: 6.00%
    • Year 3–30: 7.00%

    1-1 Buydown

    • Year 1: Interest rate is 1% lower.
    • Year 2: Interest rate is 1% lower.
    • Year 3 onward: Full note rate applies.

    Example:

    • Note rate: 6.50%
    • Year 1: 5.50%
    • Year 2: 5.50%
    • Year 3–30: 6.50%

    1-0 Buydown

    • Year 1: Interest rate is 1% lower.
    • Year 2 onward: Full note rate applies.

    Example:

    • Note rate: 6.25%
    • Year 1: 5.25%
    • Year 2–30: 6.25%
